Testing, Adjustment & Balancing of classified HVAC system (TAB)

We undertake servicing and maintenance of your air conditioning systems in good running condition under Annual Maintenance Contract (AMC)
Types of AMC
• Ordinary contract
• Comprehensive contract
• With Compressor contract
• Without Compressor contract – Compressor does not come under free repair / replacement; however the replacement of compressor will be taken care by the manufacturer on its failure during guarantee period.

Benefits & features of contract:
• Air conditioning unit will be checked initially before service for Temperature, Amperage and Noise.
• The unit will be pulled out, but will not be brought down and physical inspection of the unit will be undertaken.
• Air filter will be cleaned.
• Evaporator coil will be checked and cleaned. Condenser coil will be checked.
• Electrical control panel will be checked and cleaned i.e. check-up of Selector switch. Thermostat P.T.C.R. Oscillation Motor, Vent Levers and Exhaust Levers, if necessary.
• All Electrical components such as Running Capacitor, Starting Capacitor, Fan Capacitor, Relay overload Protector will be inspected visually for any damages.
• Wiring and fastening clips will be checked, and if necessary replaced.
• Fan Motors will be checked and lubrication of the fan motor will be done.
• Compressor will be thoroughly checked.
• Unit will be cleaned from any dust and slime.
• Stabilizer, tripper Switch, Electrical Power Point for the A/C unit will be checked.
• After service Front panel will be cleaned and checked for any defect.
• A/C unit will be kept on test run for thorough check on temperature and working efficiency after service.
• Detailed report of the A/c unit will be made and will be handed over to customer for their reference. Any repairs required will be informed immediately.
• Servicing A/C unit will be on Quarterly / Half yearly / yearly basis as per the customer’s desire. Any breakdown calls will be attended with immediate response on normal working hours.

The Scope of this AMC consists of:

• Checking the functionality of Chiller unit / Air Handling unit / Pumps / Cooling towers / Controls & Fan Coil Units.
• Checking and adjusting belt tension / alignment of all drives, tightening of bolts, etc.
• Lubricating pumps / motors / fans.
• Inspection of electrical panel, sensors of electrical panels, etc.
• Checking of belt replacement as and when required
• Checking of heater coil
• Cleaning of cooling tower sumps, spray nozzles, pre-filters, evaporator and condenser Coils.
• Greasing of cooling tower motor, checking the working of NRV, butter fly valve
• Greasing and oiling of primary, secondary, condenser motors and pumps
• Checking glands at all pumps, valves including old plant and leakage of pipe line if any.
• Replacement of any spare parts such as bearing, shaft, fan blades, other spares and accessories
• Inspecting the FCU units for preventive maintenance
• Checking electrical system, mechanical equivalent ensuring overall healthy condition
• Checking FCU for leaks and rectifying the leaks if any
• Cleaning of Pre air filters.
• Cleaning of “Y” strainer and replacing of gasket / ”o” ring as and when required
• Filter cleaning
• Overhauling the components of the equipment at the site/workshop as and when required
• Cleaning of cooling coil with water quarterly / half yearly / yearly depending on the type of the AMC contract.

EXCLUSIONS

• Ducting and accessories like dampers of all types. Thermal and acoustic Insulations, all types of piping, electrical panel, cabling and control wiring (Extra charges applicable)
• Replacement of cooling coil, equipment and accessories such as sheet metal parts, etc. (Extra charges applicable)
• Welding work, Piping, butterfly/ball valve, balancing valve, etc. (Extra charges applicable)
• BMS system if any. (Extra charges applicable)
• Cleaning of cooling coil with oil quarterly / half yearly / yearly depend on the type of the AMC contract. (Extra charges applicable)
• Spares will be provided by Clients.(extra charges applicable)

• Servicing of Water Coolers Quarterly / Half Yearly/ Yearly Depending on the type of the AMC contract
• Cleaning of water tank
• Lubricating fan motor
• Cleaning of condensing unit
• Checking of all electrical components
• Checking of water taps/faucet for working and repairing
• Checking mechanical connections and rectifying them if required
• Checking for the chokes in the drain pipes, etc. if any
• Checking of the float valve assembly / repair
• Checking of sealing gasket for preventing entry of the foreign materials
• Cleaning of water filter
• Attending of water pipe fittings for the leakages if it is required
• Checking of the filter assembly
• Fan motor if found defective the same will be repaired

EXCLUSIONS:
• Replacing sealing gasket / patching / touching up of unit (Extra charges applicable)
• Replacing sheet metal parts (Extra charges applicable)
• Cleaning of water cooler after dismantling sheet metal parts completely by air pressure and water (Extra charges applicable)
• Whole equipment painting once in a year (Extra charges applicable)
• Replacing faucets, water taps and other accessories if any (Extra charges applicable)
• Gas leak checking and charging if required (Extra charges applicable)
• Replacing compressor (Extra charges applicable)
• Replacing electrical components such as overload relay, capacitor, thermostat by genuine spares if required (Extra charges applicable)

Insulations are basically performed for two major aspects in HVAC:
• Duct Insulations.
• Piping Insulations.

Duct Insulations:
Ducts are insulated via two ways:
• Inner body Insulations of the Ducts.
• Outer body Insulations of the Ducts.
Now basically Inner Insulations of the ducts are done at the time of Installations only when the ducts are rendered into a specific shape and size, basically at the time of installations in that particular plant. The reason being firstly it is easily accessible to the workers while it’s in the process of installations and secondly, there is no risk of turning off the entire plant for the process.

If there is a problem for excessive sweating then outer body insulation of the duct is the only viable solution.
The procedure involves insulation of the outer body of the duct through Glass wool of thickness of about 1 inch with grade 150 quality. After this wrapping it up nicely, sticking it via Ceylon tape and then finally tightening it with nylon strips. Similarly there is a special coating applied of 2 inch from the start of the AHU unit to approx. 10 feet running length away from it. The rest of the length of the duct is applied with the 1 inch thickness coating till the end. This is a preventive measure taken in order to avoid excessive sweating.

Piping Insulations:
Piping Insulation is done over the Pipes of HVAC, AHU, Chiller pipes, etc.
There are basically three types of Insulations done over the pipes:
• White Glass wool coating.
• Thermocol coating.
• Nitron Rubber (basically expensive but very effective)

The process is quite similar to duct insulations
• White Glass wool coating: Wrapping and sticking of white glass wool on the pipes. Finally putting an Aluminum sheet cladding over it as another wrapping of 26 gauges for its longer sustenance and durability.
• Thermocol coating: Wrapping and sticking of Thermocol cuttings over the pipes with Shalikote. Finally wrapping a Morgan net (jaali) on it and then applying POP, Cement or plaster powder onto it for proper binding.
• Nitron Rubber: Similar to the above procedure but it involves Nitron Rubber instead of Thermocol. This procedure is basically expensive but has found to be the most effective.

3 Dismantling old plaster from chilled water pipe line and cleaning the surface for plaster including disposal of rubbish to the dumping ground. Sq.m Per Sq.m
